Every property we manage gets the full package. There are no tiers, no upsells on essentials, and nothing important left out. This is what we do for every property, every month.

Listing and pricing

We create your listings from scratch across Airbnb, Booking.com, and Vrbo. Professional copy, optimised titles, and strategic category placement. Once live, we manage dynamic pricing daily, adjusting your rates based on demand, seasonality, local events, and competitor activity. The goal is maximum revenue per available night, not just maximum bookings.

Guest management

Every enquiry answered promptly. Every booking confirmed smoothly. Every guest supported from the moment they book to the moment they leave. We handle all communication, provide 24/7 support for anything that comes up during a stay, and manage reviews so your ratings stay high. Fast response times are one of the biggest factors in platform ranking, and we treat them accordingly.

Cleaning and turnovers

Between every stay, your property gets a full professional turnover clean. Fresh linens on every bed, clean towels in every bathroom, consumables restocked, bins emptied, surfaces cleaned, appliances checked. We use vetted local cleaning teams who understand the difference between a domestic clean and a hospitality-grade reset. Every turnover is also a property check. If something’s damaged, worn, or not right, we catch it before the next guest does.

Maintenance and property care

Things break. Taps leak. Boilers misbehave. We coordinate all repairs through our local supplier network, so issues get resolved quickly and at fair prices. Routine maintenance is handled without you needing to lift a finger. Emergency callouts are managed 24/7. Any single expense over £150 comes to you for approval first, unless it’s urgent enough to need immediate action.

Smart home technology

We set up smart locks for keyless guest entry, removing the need for physical key handovers. Connected thermostats let us manage heating remotely, keeping the property comfortable for guests without wasting energy between stays. If you want additional monitoring such as noise sensors or security cameras in exterior areas, we can advise and install those too.

Monthly reporting and payments

You receive a single bank transfer each month, accompanied by a clear statement showing every booking, every cost, and your net income. No guesswork, no missing information. Every pound is accounted for. We use a dedicated client account to hold booking revenue separately from our own funds. Your money is your money, managed transparently on your behalf.

Optional extras, if you want them

The standard package covers everything you need. But some owners want to go further. These optional services are available on request, quoted individually, and only happen when you agree in writing.

From first conversation to first booking

Most properties go from initial conversation to live and bookable in around three weeks. Here’s what happens at each stage.

We talk

You get in touch. We have a straightforward conversation about your property, your situation, and what you’re looking for. No hard sell. If short-term rental isn’t the right fit for your property, we’ll tell you honestly rather than waste your time.

We assess your property

We visit your property, either in person or virtually, and assess its condition, location, and suitability. We check local compliance requirements and identify anything that needs attention before listing. You get a realistic earning estimate based on current market data for your area.

We agree terms

We prepare a clear proposal based on the assessment. If you’re happy to go ahead, we sign the management agreement. The agreement sets out our 20% management fee, how costs are handled, and exactly what’s included. No surprises, no ambiguity.

We set everything up

This is where the work happens. We coordinate professional photography, write and build your listings, set up dynamic pricing, install smart locks, prepare your guest information pack and house rules, assign your cleaning and maintenance teams, and do a full pre-launch check of the property. You don’t need to be involved in any of this unless you want to be.

Your property goes live

Listings go live on Airbnb, Booking.com, and Vrbo. We monitor initial bookings closely, adjust pricing as we learn how the market responds, and ensure the first few guest experiences run perfectly. Your first booking often comes within the first week.

You earn, we manage

From this point, the operation runs. Guests book, we handle everything, and you receive a monthly bank transfer with a clear statement showing every booking, every cost, and your net income. We schedule regular property inspections, provide performance updates, and proactively suggest improvements to increase your returns over time.

Clear pricing, no hidden fees

We publish our fees because we think you should know what you’re paying before you pick up the phone. Most management companies don’t do this. We think that says something.

Management fee

20% of gross booking revenue This is our fee for managing your property. It covers everything in the standard package: listing, pricing, guests, cleaning coordination, maintenance, technology, and reporting. It’s calculated on the booking revenue before operational costs are deducted. You only pay when you earn.

Onboarding fee

£300 one-time A one-off fee covering initial property assessment, listing creation, photography coordination, smart lock setup, and pre-launch preparation. This covers our upfront time and costs in getting your property guest-ready.

Operational costs

Passed through at cost, no mark-up Cleaning, linen, restocking, and maintenance costs are paid from your booking revenue and passed through to you at cost. We don’t add any margin to supplier invoices. Guests pay a cleaning fee on each booking that covers most of the turnover cost, so your out-of-pocket per stay is minimal. Every cost appears as a line item on your monthly statement.

What does that leave you?

What we don’t Do

We think it’s worth being upfront about the boundaries of our service, so there’s no confusion.

We don’t manage long-term tenancies.

We’re specialists in short-term and holiday lets. If you’re looking for a traditional letting agent for 6 or 12-month tenancies, we’re not the right fit and we’re happy to recommend someone who is.

We don’t provide tax or legal advice

We give you all the financial information you need for your tax return, but we’re not accountants or solicitors. We’ll always recommend you speak to a qualified professional for anything tax or legal.

We don’t own your property or your income

We act as your agent. Booking revenue is your money, held in a dedicated client account on your behalf. Our income is the 20% management fee, nothing more.

We don’t lock you in

Either side can end the agreement with 60 days’ notice. We’re confident our results speak for themselves.

What we need from you

We handle almost everything, but there are a few things that remain your responsibility as the property owner.

Property insurance

You need insurance that covers short-term rental use, including property damage, public liability, and loss of income. We can recommend providers if you need a starting point.

Safety certificates

A valid Gas Safety Certificate (annual), an Electrical Installation Condition Report (every 5 years), and working smoke and carbon monoxide alarms. These are legal requirements. If you’re not sure what you need, we’ll help you work it out during the assessment.

Tax on your rental income

The income your property generates is yours, and so is the tax obligation. We give you monthly statements and an annual summary with everything your accountant needs, but the tax return is your responsibility.

Approval for larger expenses

Anything over £150 comes to you for a quick approval before we proceed, unless it’s an emergency. Most of the time a text message is all it takes.
